Habitat's homebuilding process is built on partnership and community support. Families apply and are selected based on their need for safe, affordable housing, their ability to repay a mortgage, and their willingness to partner with Habitat. Once accepted, they complete homebuyer education and contribute “sweat equity” hours by helping build their own home and others alongside volunteers and staff. Habitat secures land, completes necessary infrastructure, and constructs modest, durable homes using a mix of volunteer labor and professional contractors. After construction is complete, the home is inspected, appraised, and prepared for closing.

Habitat homes are not given away. They are sold to partner families through an affordable mortgage designed to support long-term success. Habitat originates these mortgages, at zero interest, with monthly payments structured to remain affordable based on the homeowner’s income. Buyers go through a qualification process similar to traditional lending, ensuring they are financially ready for homeownership. At closing, the homeowner signs a standard mortgage and begins making payments, which Habitat then reinvests into building more homes; creating a cycle that helps more families achieve stability through affordable housing.
